Water can enter at a vent, chimney, wall flashing, valley, exposed fastener or damaged shingle and then travel before it appears inside. A useful repair inspection traces likely entry points, checks adjacent details and documents what is actually failing.
Inspect penetrations, flashings, transitions and surrounding field materials.
Check lifted, creased, missing or displaced shingles and exposed roof components.
Evaluate step flashing, counterflashing, pipe boots, vents and roof-to-wall details.
When conditions are unsafe or the roof is open, temporary protection can reduce additional water entry until permanent work is possible.
A repair is strongest when damage is localized and the rest of the system remains serviceable. We also consider whether compatible replacement materials exist, whether prior repairs are failing, and whether the roof has broader age- or storm-related deterioration.
If a repair is not a durable choice, the inspection should explain why rather than simply jumping to replacement.
Ask for the affected area, likely cause, materials to be replaced, flashing or underlayment work, cleanup, and any limitations created by existing roof conditions. Photos before and after the work make the repair record more useful for future maintenance.
